Tenants are required at all times during the term of the Lease to carry, at their own expense, one or more policies of commercial general liability, workers’ compensation and property damage insurance, issued by one or more insurance companies acceptable to Landlord. The insurance policies shall protect Tenant and Landlord as their interests may appear, naming Landlord and Landlord’s managing agent and mortgagee as additional insureds. Tenant shall furnish Landlord with Certificates of Insurance evidencing said coverages upon lease commencement and annually updated for the term of the lease.
Tenant’s liability insurance shall cover injuries sustained to Tenant or its employees, agents, contractors, guests and invitees on or about the leased premises, including Common Areas.
